Ah mem’ries from all the way back in aught-eight – let’s hear from Angelo ”Father of Rent Control” Sangiacomo from back in the day:
“Who the hell is building buildings today, 440 rentals in San Francisco, and paying all cash? With rents down there at $500 and $700?”
Now, what are the chances that hundreds of people will be renting $500 studios in a new building at Eight and Market anytime soon?
Absolute zero.
Oh well.
Oh, here it is, the old Trinity Plaza at Eighth and Market and its replacement, the new Trinity Place, just behind:

Speaking of which, the existing tenants of Trinity Plaza need to move out soon, you know, for the soon-to-come implosion of the old building, but what’s up with all of these cleaning demands coming from Management?
Let’s hear from a youthful tenant who’s losing his place:
“Now we get forms with detailed instructions on everything that needs to be cleaned before you move out. In my mind, vacuuming, cleaning the bathroom / toilet / sinks / oven etc should be enough. There are some pretty weird demands in here considering this building is being demolished. Some examples:
All carpets must be vacuumed and shampooed
Wood or linoleum floors must be mopped, waxed or polished using appropriate cleaning products.
Clean sink(s). Hardware should be clean, free of water spots and shiny
Cabinets must be cleaned inside and out. Scrub fronts clean to remove fingerprints and food.
Clean baseboards and coving. Clean, mop and wax linoleum floors with appropriate cleaning products.”
I cry foul.

Oh, and for the record, this is the Senator Carole Migden Law - it’s in effect statewide:
“If the tenant and landlord cannot reach an agreement on the amount of the security deposit returned, the tenant can file a lawsuit against the landlord for return of the security deposit. The tenant can sue for:
- The amount of the deposit, plus
- Twice the amount of the security deposit in damages. The judge may give the tenant these additional damages if the landlord retained the deposit in bad faith.
The tenant can sue the landlord in small claims, which is informal and inexpensive, as long as the total amount sued for is $10,000 or less. Click for more information on Small Claims.”

MAYOR NEWSOM ANNOUNCES PEARL’S DELUXE BURGERS TO OPEN AT VACANT SIXTH AND MARKET LOCATION
City financing and small business assistance enable award-winning burger restaurant to become a cornerstone in the ongoing revitalization of Central Market
San Francisco, CA—Mayor Gavin Newsom announced today that Pearl’s Deluxe Burgers, an award-winning burger restaurant, will open their fourth venue at 1001 Market Street at the corner of Sixth Street. Pearl’s is receiving financing from the Central Market Cultural District Loan Fund, an $11.5 million fund to encourage retail and arts businesses to locate on Market Street, and from the San Francisco Redevelopment Agency’s “Six on Sixth” revitalization program. Pearl’s on Market and Sixth Streets will add 22 – 33 construction jobs and 16 permanent jobs.
“Pearl’s Deluxe Burgers’ decision to sign a long-term lease at this challenging corner is another major step in the turnaround of Central Market,” said Mayor Newsom. “Through targeted financing programs, redevelopment resources and small business permitting and technical support, San Francisco is helping startups and small businesses grow while bringing new investment and jobs where they’re needed most.”
Pearl’s joins Blick Art Supply and a handful of other high-quality, small businesses such as Show Dogs, Archetype Boutique on Market Street and Passion Café and Miss Saigon on Sixth Street in a growing cluster of what is becoming the Central Market arts and cultural district and Sixth Street neighborhood shopping district.
Pearl’s received extensive assistance from City-funded Urban Solutions, a nonprofit organization providing small business assistance free of charge. Additionally, the building owners at 1001 Market Street helped facilitate the deal by providing collateral for the financing.
Sylvia Yi, co-owner of Pearl’s, said their decision to open at this location was largely due to the City’s assistance. She commented, “We see this as an opportunity to give back to the community by creating jobs, increasing commerce in this challenging area, and perhaps enticing other merchants to invest as well. Working withthe Office of Economic and Workforce Development, the Redevelopment Agency, and Urban Solutions has been instrumental in making this project happen. As a native San Franciscan, it makes me proud to see our city officials reinvesting in our neighborhoods and working together withlocal merchants to create positive change. With this kind of effort and partnership, I envision the revitalization of Central Market and Sixth Street is well underway and Pearl’s is honored to be a small part of it.”
Pearl’s Deluxe Burgers was established in 2003 and is run by partners Sylvia and Young Yi. Pearl’s currently has three locations throughout the Bay Area, including on Post Street in the Theater District. Pearl’s has received numerous awards including “Best Burger in San Francisco” by SFWeekly and AOL Cityguide.com. Pearl’s has also been featured in the Food Network’s The Best Thing I Ever Ate and recently appeared on Channel 5’s Eye On The Bay

Oh, it’s going to be on in the Central Market area over the next three weeks. Check out the Central Market Arts Festival:
“The three-week performing arts festival is coming to San Francisco’s Central Market district. The event, aptly called 24 Days of Central Market Arts, kicks off on Mint Plaza with a weekend of performances by acclaimed local companies on Friday, September 24 through Sunday, September 26. The kick-off weekend includes dance, live music and family-friendly arts activities for all to enjoy the uniquely vibrant arts scene that the neighborhood offers.
The Central Market Arts Festival continues through October 17 with curated performances in dance, music and theatre at a variety of venues. With the theme of “Bringing Art to Our Neighborhood Streets/Bringing People to Where Art is Made“, festival organizers aim to encourage audiences to visit the spaces where art is envisioned and created. Following the kick-off weekend on Mint Plaza, festival programs will be presented in satellite venues ranging from nearby businesses to fully equipped theatres and studios. Programming is dynamic, with events being added daily.”

MAYOR NEWSOM ANNOUNCES KICK-OFF OF FIRST ANNUAL CENTRAL MARKET ARTS FESTIVAL
3-Week Festival to Highlight Arts and Culture in the Central Market Area
San Francisco, CA— Mayor Gavin Newsom announced the kick-off weekend for the new Central Market Arts Festival which premieres in Mint Plaza this Friday at noon and continues over three weeks in satellite locations that showcase arts and culture establishments in the area. The arts festival is part of a comprehensive effort to catalyze arts and culture establishments on Market Street between 5th and 9th Streets, cultivating the area as a destination spot for both tourists and local arts patrons.
“We are excited to highlight the incredible resources in our City’s arts community and continue cultivating Central Market as a premier venue for arts and cultural organizations in San Francisco,” said Mayor Newsom. “Our intention is for the Central Market Arts Festival to become an annual event and for it to serve as another piece of the City and the community’s work to revitalize the area.”
The arts festival is sponsored by the City and supported in part through funding from the National Endowment for the Arts, which awarded the City a $250,000 grant for the revitalization of Central Market through the enhancement of the cultural arts district. As part of the festival, the recently-inaugurated UN Plaza Art Market, running Thursdays from 12-6pm, will begin hosting street food trucks during the lunch hour.
The festival is organized by the Central Market Community Benefit District in partnership with Alonzo King LINES Ballet, KUNST-STOFF Arts, The Garage Theater, and Denia Dance, all of which are located on Market Street or seeking space there. Other participating groups include the Exit Theatre, Gray Area Foundation for the Arts, The Luggage Store Gallery, Levy Dance, Margaret Jenkins Dance Lab, People in Plazas, and San Francisco Conservatory of Dance.
With events that span many types of performance and visual arts, this festival will begin its kick off weekend with outdoor performances at Mint Plaza from Friday, September 24th through Sunday, September 26th where a full day of family and youth performances will take place. Project Bandaloop will swing and dangle above Mint Plaza as one of the spectacular performances that will take place on the kick off weekend for the three-week festival. Throughout the three weeks, UN Plaza Art Market will host a special art show by students of the Art Institute, live music and food trucks during the lunchtime hours from the organizers of Off the Grid. The Art Market, organized by Independent Arts and Media with sponsorship from the City, will continue through December.
