Greater confidence in the economy, 2.0 tech boom, strong executive job growth and demand from trans-generational Asian buyers among reasons 2011 sales outperforming 2010, say experts

SAN FRANCISCO (April 20, 2011) – The high-end luxury condominium market, dormant in 2010, is coming back in a fury in 2011, with penthouse sales at One Rincon Hill leading the way, say local real estate experts.

“Luxury condos in the $2 million or more range are being snapped up in numbers not seen for the past several years,” said Paul Zeger, president of Pacific Marketing Associates, the sales and marketing firm for One Rincon Hill, and condominium experts in the Bay Area for more than 30 years. “San Francisco’s SoMa District is a hot micro-market, where techies want to work — and live.

“With ubiquitous brands Twitter and Zynga expanding their footprint in the City, and new start-ups popping up everywhere, their high-paid executives are flocking to SoMa where the action is,” he added.

One Rincon Hill, the 64-story luxury condominium building atop San Francisco’s Rincon Hill, is at the heart of that activity. Now about 95 percent sold, more than 650 people call the iconic tower home. In the year’s first three months, sales activity has focused near the top: five penthouses have been sold, each at more than $2.1 million, averaging more than $1,300 per square foot. Half of the top floor is now sold out, and only eight penthouses remain available.

“The resurgence in the high-end condo market is clearly demonstrated by penthouse level sales at One Rincon Hill and The Infinity,” said Patrick Barber, president of Pacific Union International, who cites penthouses that languished all last year, yet sold in 2011, including a few in the market for more than $5 million. Barber says renewed luxury demand is influenced by a combination of lower inventory and buyer confidence buoyed by greater job security and success of tech giants with large local footprints: Facebook, LinkedIn, Zynga and Salesforce.com. He also notes a new factor: the impact of The America’s Cup, where visitors, volunteers and the 10 teams, each with a staff of 80 themselves, will boost both rentals and sales near the waterfront.

“The America’s Cup is already a pull for new buyers at One Rincon Hill,” said Ann Dykstra, sales manager at One Rincon Hill. “Views grab a premium anyway; however, several new buyers were motivated by an opportunity for front row seats to the sailing pageantry in the bay.”

Dykstra says of the 376 homes in the tower, less than 25 remain — all above the 46th floor. This includes penthouse level homes with arguably the best views anywhere, and possibly the highest penthouse homes currently available in the world. Due to its location atop historic Rincon Hill, One Rincon Hill is the tallest residential tower on the West Coast (and tallest in North America outside of New York, Chicago and individual towers in Mexico City and Panama City).

Gregg Lynn, of Sotheby’s International Realty and among the Bay Area’s top producing realtors, cites four reasons 2011 is outperforming 2010: greater confidence in the economy, the “2.0” technology boom, strong executive job growth and continued demand from trans-generational Asian buyers.

“With the Dow above 1,200 and marching forward, overall consumer confidence with the economy has pushed buyers off the fence, with tech-execs leading the curve,” said Lynn. “Tech 2.0 is well ensconced in San Francisco, and those buyers are seeing luxury condos, mainly in SoMa. What’s more, many tech buyers are “long-term” confident, buying primary residences in the City, not just second homes.

Moreover, Lynn says executive job growth is the strongest in seven years, attracting substantial buyers from the East Coast and the Far East. The Asian market, primarily China, Taiwan and South Korea, is also bringing an influx of trans-generational buyers, sparked by less government restriction to overseas investment.

“These condos are often bought by Asian parents — who may or may not have current plans to reside in the property — and put in their children’s names,” added Lynn. “In many ways, San Francisco is catching up to a trend prevalent in Vancouver and Los Angeles, providing a surge of sales to our upper luxury condo market.”

One Rincon Hill was the most successful pre-sale in San Francisco’s history, as it was 90 percent reserved just two weeks after the sales center opened in 2006. Residents began moving in Feb. 2008. Available townhomes lining Harrison Street sold out in fall 2010. Currently, about two-dozen homes, all on upper floors, are available for sale and the building is on pace for a sold out and fully occupied tower in fall 2011.

Modern Art in a National Park: “Presidio Habitats” Runs Until May 15, 2011

Turns out that the Presdio‘s born-and-raised millionaire and billionaire NIMBY neighbors can’t keep modern art out of our Presidio after all.

Anyway, this is the first I’ve heard of the effort. Check it.

SAN FRANCISCO, May 24 — PhilippeBecker (www.beckersf.com), a San Francisco branding and design agency announced today that it is one of11 international designers and artists commissioned to create art for public display in the Presidio, in the first-ever public art project conceived for a National Park.

Commissioned in 2009 by the FOR-SITE Foundation in partnership with the Presidio Trust, 25 designers and artists were invited to submit habitat proposals for specific animal residents of the Presidio. 11 submissions were selected and commissioned for the Presidio Habitats art installation, including PhilippeBecker’s “Winged Wisdom”. Winged Wisdom was conceived by Brody Hartman, director of creative strategy for PhilippeBecker, and designed in collaboration with Philippe Becker, creative director. “The American robin is an enduring icon in our landscape. It is a beloved bird whose behavior demonstrates nature’s ‘wisdom’, which in turn teaches us valuable lessons about how to relate to the land and with each other,” says Hartman. Winged Wisdom is composed of three-dimensional letters that spell out within the landscape three of the robins’ wise behaviors: ‘resolve conflict with song’, ‘adapt to change’, and ‘nest from the inside out’.

Each letter, built of steel armature and mesh netting, is filled with sterile straw, providing ideal nesting material for the robin.  “Our hope is to give park visitors an unexpected, yet mindful provocation of nature’s strength and wisdom,” says Hartman.

Other installations include Fritz Haeg’s Snag Tower, Ogrydziak/Prillinger Architects’ Exhibition Pavilion, and Ai Weiwei’s Western Screech Owl Habitats. See Four Different Takes on Luxury Condo Design at One Rincon Hill’s “Design Above All”

Design Above All is ending October 1st, so grab your $20 and head on over to One Rincon Hill, why don’t you? Of course the views from the 53rd floor are awesome and unique, so give yourself a while to adjust to things just by staring out the windows.

But after you do that, you think to yourself if you’d want to live up here, if this could be your home in San Francisco even if you had several millions to spare. That’s where the four designers come in.

CROWDS FLOCK TO REVEAL OF SFDC’S “DESIGN ABOVE ALL” AT ONE RINCON HILL San
Francisco Design Center showcases talents of four designers and styles from
SFDC showrooms, providing inspiration for luxury high-rise living to
hundreds during successful debut
SAN FRANCISCO (Sept. 23, 2009) – Highlighting the trend toward high-rise
living provided an intriguing twist to the traditional decorator’s showcase
concept for crowds at the debut of Design Above All, the San Francisco
Design Center’s ongoing fall event at One Rincon Hill.
About 200 people toured the showcase’s opening day Saturday, Sept. 19, at
San Francisco’s 64-story luxury condominium residences, joining another 600
at private preview parties last week, according to Rhonda Hirata, marketing
director for the SFDC.  Another 150 visited during the first weekday showing
on Tuesday, Sept. 22, and a steady schedule of public days and charity
events should keep traffic steady.
“The crowds came in droves, both for the preview parties and the initial
public viewing days,” she added. “Design aficionados and home buyers, alike,
were awed with jaw-dropping views and how these designers worked with the
latest showroom furniture and accessories to create four truly distinctive
condo homes in the city’s landmark residential tower.”
The SFDC and a mix of established and up-and-coming Northern California
interior designers transformed four entire 53rd floor residences with the
finest interior design styles, home furnishings and accessories from SFDC
showrooms, showcasing panoramic views more than 500 ft. above San Francisco.
These four design firms were selected to implement their visions for an
entire two- or three-bedroom condominium home, ranging in size from
1880-1957 sq. ft.:

•       Labexperiment, San Francisco

One Rincon Hill, the setting for this unique event, is a soaring new
high-rise residential development that has become one of San Francisco’s

dozens of high rise towers have sprouted up in the City’s fastest growing

to the Design Above All event, and each home will showcase the tower’s
magnificent floor-to-ceiling views with these bold looks created by four
noted designers.
Hirata said it is interesting to see how the designers approach the dramatic
floor-to-ceiling windows and stunning views, while also addressing space
issues and distinctive layout features common to modern high-rise condo
towers sprouting up everywhere.  The designers have also considered the
lifestyle of typical condo residents, whether they are a young professional
couple with dog, a Silicon Valley executive on-the-go or an empty-nester
couple trading suburban sprawl for a fresh urban lifestyle.
According to Mike Kriozere, principal of Urban West Associates and developer
of One Rincon Hill, the four designers each bring a different perspective to
Design Above All, offering unique ideas and clever solutions — and even
some whimsy — which visitors can incorporate in their own high-rise home.
“The San Francisco Design Center has created a tremendous opportunity for
people to explore the possibilities of condo living and see how good
interior design can contribute to this continuing urban lifestyle trend,“
said Kriozere, who was also among the esteemed panel of judges which
selected the designers: Sarah Lynch, executive editor, California Home and
Design; Heather Luplow Hartle, editorial + creative director, California
Home and Design; Cherie L. Turner, editor, The Nob Hill Gazette; and,
Michael Bauer, executive editor, San Francisco Chronicle.
