Know Your Absurdly-Named New Microneighborhoods of SF: “WEST NOPA” – It’s West of North of East of the Panhandle

All right, work with me, people. What we’re talking about with “West NoPA” is the area west of north of east of the Golden Gate Park Panhandle. At what point do microneighborhoods get absurd?

Here we go, the Panhandle is in green, the area literally north of the Panhandle is marked in dark grey, NoPA is the area to the right that’s actually northeast of the Panhandle, and the new “West NoPA” is marked in red:

What happens next:

SoPA, for South of the Panhandle? Yes, some people already use this term IRL.

EaPA, for East of the Panhandle? No, this one hasn’t caught on, IRL.

North of NoPA, for north of northeast of the Panhandle? Yes, for reals.

DivCo, for Divisadero Corridor? Yes.

Of course, IRL this is all in the Western Addition.

And actually, the Western Addition is Everywhere. In fact, it’s where Ansel Adams was born in 1902, all the way up there at Jackson and Maple:

(Now I’ll tell you, whenever I leave bloody footprints, the trail generally, how do you say, attenuates as I move on. Moving on…)

Sure seems curious that this trail starts at the more-trafficked part of the NoPA / Western Addition and leads to 601 Broderick, the THERE GOES THE NEIGHBORHOODhouse, which, of course, used to be Gethsemane Baptist Church.

And then this building got sold for $5 million(!) as a Single Family Home.

And now it stands out, IMO, in an area of expensive houses.

Oh, here you go, CurbedSF’s Tracy Elsen called these transactions “our absolute favorite flip of the year.”

Western Addition Update: Is This a Real Fire at Grove and Lyon Right Now or Is It Just a CW Nevius-Style False Alarm?

[UPDATE: It _was_ a false alarm, sort of. I mean it wasn’t a raging house fire, but it was a BFD that the SFFD and the SFPD needed to take of pronto.]

There was a time when fires in this area North of the Panhandle were mostly criminal-related. But this nabe has at least one $5 million(!) single-family house now, so I don’t know what to think anymore. As they say, it’s “in transition.”

Or perhaps this SFFD call is just another CW Nevius-style false alarm – IDK

Speaking of which, I had no idea how unpopular our Fire Chief is until I saw this bit from CWNevius defending her after she lost a vote of no confidence by like 4 to 1. How are you helping, Nevius? I see what you’re trying to do, but how are you helping her?

Look Out, San Francisco Drivers! The SFMTA is Experimenting with Your Currently-Free Parking Spaces

Here’s what happened on Central “Avenue” near Fell Street in the Western Addition NoPA all the way back in 2010.

And here’s the same block today, below.

So, somebody painted these parking T’s where there were none before and then somebody else came along three months later to blank them out with black paint and then, over the years, the black paint wore out leaving the still-visible, commercial-grade white T’s.

Gethsemane Baptist Church is Turning Into a Single Family Residence? “THERE GOES THE NEIGHBORHOOD”

The graffiti is new, you see it? It’s all, “THERE GOES THE NEIGHBORHOOD.

Let’s take a closer look:

“The proposal is to convert the existing church into a single family residence.”

Well, that’s direct, huh, right there in black and white.

[RACIAL SUBTEXT MODE = ON] Uh, so the Western Addition is losing yet another African-American church so yet another  millionaire white family can move in, except realtors* call it the North of Panhandle Area now because it doesn’t have the baggage associated with the Western A? That’s my guess, but tell if I’m way off on this one, Gentle Reader. [RACIAL SUBTEXT MODE = OFF]

Oh, architect James Hill is all over this one at his excellent-looking Talking Buildings blog.

Via “601 Broderick is a charming old church … in the heart of NOPA.  Not for the faint of heart or faithless, this property needs a revival. … make them believers. Heaven only knows what the possibilities could be!”  Receiving multiple offers on first showing, the sale closed before the For Sale sign was hammered in the ground.  Highland Ferndale Partners,  a luxury home developer purchased the church for restoration and resale.  David Papale, partner and realtor,  prefers not to disclose the sale price, but notes the price clearly at $1,401,000, 40% over asking, a sizable investment in the future of the community. One might speculate, since this is real estate, that the sale price is more than adequate to cover the losses the bank faced in foreclosure on their faulty loan, a profit unrealized by the church.   Mr. Papale claims, while the possibilities for the property include six  units, it will be restored as a single family  home and to its original Victorian appearance without “that horrible addition.”

Coldwell Banker Calls New Western Addition Building at 2020 Ellis “NORTH OF NOPA CONDOMINIUMS” – I’m Seriously

The “Divisadero Corridor” peaks at McAllister and then it’s all downhill to Geary Boulevard. This part of town is literally north / northeast of the Golden Gate Park Panhandle but it’s sort of far away.

So today, per Troy McClure, we discover that Coldwell Banker has dubbed this stabbier-than-normal area “North of NoPA” in order to sell $550k-and-up condos at 2020 Ellis.
