Oh Wow: Tony Robles, Former Doorman at the Pricey Presidio Landmark Apartments, Unloads in the Pages of Poor Magazine

Oh wow, man. Former Presidio Landmark Apartments doorman Tony Robles tells his tale in Poor Magazine (aka Prensa Pobre).

Alls I can say is that it’s an interesting mix of fact and opinion. One of the first grafs is below and the whole thing is in the link above.

Anyway, I guess a lot more people are living there these days – here’s what’s on Yelp about this building.

Here it is:

“The edifice I refer to is the Presidio Landmark Apartments, located in the city’s Presidio on Wedemeyer St. near 14th Ave.  I was working at this insular, hermetically sealed, self-aggrandizing, pseudo palace—home to CEO’s and hedge funders—in the capacity of door attendant.  My brown face was the first you’d see when walking through the French doors.  There I would sit, donning a somewhat comical habiliment of tan dockers, innocuous (save for the itching) cotton candy blue shirt, bottomed off with clunky Timberland shoes.  The Presidio Landmark—an ideal locale for one of those obnoxious Lexus Christmas commercials—home to some of the city’s highest rents–nearly $3000 a month for a “junior” one bedroom, $3200-3800 for a one-bedroom, upwards of $4000-5000 for a 2 bedroom, and $7000+ for a multi-floor townhome located in the periphery.  The building casts an ominous presence when approached.  It is situated on a grassy slope, adorned with foliage including succulents, native plants, African varieties—underneath canopy-like palm trees, impassive and pale, stripped of their natural skin.  One gets the impression when approaching this fortress-like structure that something is terribly wrong.  This home of the upwardly mobile, the hedge funders, gentrifiers of neighborhoods—this colonized place sits on the ancestral home of Native people.  It is the structure that was once known as the Merchant Marine and Public Health Service Hospitals.  It was a place that provided free care to native people, including native Hawaiians, people with leprosy, merchant marines and people who didn’t have access to decent healthcare.  It is part of the 42 acre Public Health Service District.  It is the place that was abandoned in the mid 80’s when it was decommissioned by the Reagan administration.  It is a place whose cries can be heard, a place where ancestral spirits cry out for justice against land grabbing developers like Forest City, who, with the Presidio Trust, took the sacred Ohlone land to satisfy its voracious corporate hunger.  The Presidio Landmark: home to the 1%.”

What’s Up With Battery Caulfield Road in the Presidio – Have the Feds Closed It Yet? A Premature Road Sign

Well here’s what the 15th Avenue Entrance to the Presido looks like these days.

Which is as expected, fine.

But what’s up with this new sign with the garbage bag over it?

This is right outside of the Presidio Landmark Apartments* on infamous Battery Caulfield Road

I was bold enough to take a peek under the garbage bag. It said something like “Road Closed 110 Feet.”

Oh noes!

I haven’t heard of any conflict yet, so assume that this sign is not currently operational.

Speaking of which, here’s part of the actual Battery Caulfield, AFAIK – it was a Nike Missile base, your know, for the Russian Bear Bombers and whatnot. They stored the Nikes horizontal and then would open the pod bay doors to fire. And you can see the flat top of Mount Sutro in the background – that’s where the fire control base was for the SAMs of the Presidio, back in the day:

Anyway, wazzup with BC Road closing? I gots to know.

*Speaking of which, just look – cars in the parking lot. Personally, I wouldn’t pay four figures a year just to park in the West Bay, but that’s how they do it these days. Anyway, my point is that, unlike last year, there are people actually living in the Presidio Landmark. It took a while, and the looky-lou’s were pissed off that they had to apply for an appointment just to check things out, but the joint probably doesn’t feel like the hotel from The Shining anymore.

A 20-Percent Reduction in Asking Prices at the Presidio Landmark Apartment Building? Rentals Now Listed in the Craigslist

Here’s what I asked for back in September, when the cheapest unit at the new Presidio Landmark apartments was $2200 (plus $150 parking fee), IIRC:

“No doubt the Presidio Landmark apartments are Mega Turbo Double Awesome, but if they’ve only rented out 2% of the units after two months of trying, then perhaps a reduction in asking prices might be called for? Just asking.”

And here’s what we have in November:

$1800 Pristine Junior One Bedroom (laurel hts / presidio) [Or see below if this link has been taken down by now.]

I’m thinking that’s about a 20% reduction in asking prices, so that seems to be a good start.

I mean if you, unlike me, value “full service amenities you would find at the Four Seasons, the Ritz, or the St. Regis” then this could be the Middle Richmond District / Presidio home for you.

No doubt the Presidio Landmark apartments are Mega Turbo Double Awesome, but if they’ve only rented out 2% of the units after two months of trying, then perhaps a reduction in asking prices might be called for? Just asking.

Nay, demanding.

You don’t want the Landmark to turn into the Overlook, right?

Anyway, as promised, there’s a big party tomorrow up in that whole Public Health Service District (PHSD) just north of Lake Street. All the deets are below.

(Now, don’t even think about trying to drive your fly hoopty onto the grounds of the PHSD for the big shingdig. Again, deets below.)

Wyman Avenue Open-House in the Presidio – Prices, Photos, Impressions of 11 New Rentals

[UPDATE: "Carefully refurbished?" That's up for debate. But "lakeside?" Hell no. How about State-Highway-One-side instead? Seep into the woods of these great estates to see for yourself if you want. "Honey, where's the lake? Isn't there supposed to be a lake?"]

Our Presidio Trust is working towards sustainability and the refurbished Wyman Avenue residences are going to be a part of that.

Read on for a report about the first official Open House the John Stewart Company just had over Burning Man / Labor Day Weekend.

First up, here’s the news. Monthly rental prices have been set for all the duplexes (the ones with letters in the addresses) at about $5500 per month, mas or menos. And Minimum Bid price floors have been set for the three single family residences. See?

Mmmm, the minimum price set for 1809, the smallest non-duplex, is the outlier here. 1811 is twice the house of 1809 (IMO, of course – square footage-wise, it’s 63% more house), but the minimum bid price for 1811 is only 11% higher. Mmmm.

There’s no good place to lock up your bike, so oh well:

Here’s the front view on WymanAvenue – lots of dogs were about, despite the “no pets” policy for renters. (There might have been more than a few looky-lou dog-walkers about – I talked to some of them myself.)

But, mind the humidity:

Now all that’s all fine and dandy, but it seems a few shortcuts were taken during the long process of refurbishment. For example, this window doesn’t have weatherstripping, so it closes unevenly:

Compare that with what you get at the recently remade LandMark Presidio apartments just down the road. They’ve taken the time to make sure the gaps are plugged  over there. See?

Anyway, back to Wyman Ave…

Some of the fittings are what you call “builder’s grade.” Straight-out-of-Home-Depot is good enough for me, but I don’t think this plastic stuff here is necessarily green and I don’t think it matches the historic nature or whatnot of this $10k+ per month rental unit. So what’s it doing here?  

The cheapest closet light pull-cord-stretchy-string and aluminum stopper-bobber you could imagine:

Are we done here? I don’t know. Maybe they’ll get to adding a globe around this exterior light or maybe they won’t:

And here’s your PVC / copper interchange. All right…

And don’t look now, but they have PG&E SmartMeters all over. (Can you see the EMF symbol part of the SmartMeter logo  on this gas mater? Wow, that wasn’t the right choice for PG&E to make back in the day. But since this meter doesn’t have an LCD display, you can’t really tell what makes it new and special except for the knowledge that it transmits wirelessly. Of course, it’s those wireless transmissions that people are most upset about. Oh well.) 

Now, if you’re into it, you better act fast, is all I can say.

They’ll take a bid going up to something like five years on the houses. I’m thinking that the longer rental terms are what they’re referring to by the phrase “Rent Escalation Factor.”

So something like this: 

“I’ll pay the John Stewart Company $11k/mo this year, 12k/mo next year, etc…”

So that’s the tour. Maybe one of these places is for you, I don’t know.

Victory Over Copper Thieves! The Presidio’s Wyman Houses are Now Move-in Ready – $25K/Mo?

Get a load of this drive-by cutie on Wyman Avenue in our Presidio. It used to be graffitoed beyond recognition but now it’s ready for bidness with all its copper pipe replaced.

What’s stopping you from cutting a deal for one of these babies asides from rents as high as $25k per month? (Of course, they also have smaller ones for a lot less.)

As you might expect, the completely awesome Richmond District Blog is all over this situation, what with photos, video, the works.

What’s that you say, Looky-Lou, you want to know when’s the open house?

“The Trust will hold two open houses for the Wyman homes on Saturday, September 4 and Wednesday, September 8 from 11am to 3pm.”

Presidio Update: Battery Caulfield Road Shutdown Meeting to be Held in Early October

Now you have even more time to email snail mail in your comments about the closure of Battery Caulfield Road in the Presidio.

The Presidio Trust is considering two approaches to limit vehicular use of a portion of Battery Caulfield Road:

 1) limitation of vehicular use during weekday peak AM and PM hours, 7 to 9 am and 5 to 7 pm, as well as on weekends (Alternative 1); or

2) limitation of vehicular use at all times (Alternative 2).

The proposed limitation on vehicular use is intended to reduce cut-through traffic to maintain public health and safety, to protect environmental values, to protect natural resources, and to avoid conflict among visitor uses.

By restricting the use of Battery Caulfield Road, the Trust also intends to reduce the amount of traffic through the 14th and 15th Avenue gates.

The Trust invites comments on both of these proposed limits of public use. Send comments to: John Fa, The Presidio Trust, 34 Graham Street, P.O. Box 29052, San Francisco, CA 94129-0052, or via email to: batterycaulfield@presidiotrust.gov.

Please make sure your comments have your name and contact information. Comments must be received no later than October 15, 2010. All written comments submitted to the Trust will be considered, and this proposed use limit may be modified accordingly. The final decision of the Trust will be published in the Federal Register.

The Public Health Service District is located in the southern Presidio, inside the 14th and 15th Avenue Gates, just west of Mountain Lake. There is NO EVENT PARKING within the Public Health Service District, but free parking is available on the Main Post. Please read the transportation options below.

1) Drive to the Main Post and Take the Free Event Shuttle to the Open House
Drive to the Presidio’s Main Post and park at the south end of the Main Parade Ground (near Presidio Bowling Center). Parking is free. Special shuttles will pick you up from this point and take you to the events at the Public Health Service District. Free shuttle service runs on a continuous loop every 15 minutes between the Main Post and the Public Health Service District from 10:30 am to 4:30 pm.

2) MUNI
The closest MUNI routes to the event site are the Geary and California lines, and the MUNI 28. After getting off the bus, walk to the Public Health Service District. Enter at either the 14th Avenue or 15th Avenue Gate.

3) Bike

Tell the Presidio How You Feel About Battery Caulfield Road Shutting Down – Deadline Sept 1.

Well you have the entire month of August to snail mail in your opinion about the Presidio Trust shutting down Battery Caulfield Road. Deets below, initial reactions here.

Basically, you’re going to need to use the tunnel, or 25th Ave, or Washington. The Presidio Trust doesn’t want you driving past the old hospital just to “cut through.” The short version:

The Presidio Landmark Apartments in the Old PHSH Hospital are Mega Turbo Double Awesome

There I was at the Presidio Landmark apartments the other day only to find out that that Philip Ferrato from Curbed SF already beat me to the punch. His metaphorical footprints were all over the place. No matter, let’s take another gander.

And who knows, maybe you’ll have the coin to sign a lease. (And included in that, you’ll get an assigned parking space* for each bedroom(!) you rent. Shhh… don’t tell the StreetsBlog.)

Here it is, as it looked yesterday, with Presidio Trust Executive Director Craig Middleton out front talking about what constitutes “Presidio Magic.”

Hey, didn’t this building used to be a hospital?

A hospital for merchant marines and sailors?

So it would seem.

And hey, wasn’t this place filled with graffiti not too long ago?

Oh yes, but things are all cleaned up now. See? Here’s the very same staircase:

O.K. then.

Now, realize that developer Forest City wants you to come by (by appointment, there’s a waiting list just to see the place, I think) and move in. Look at the greeting you’ll get:

Building 1801 will soon be open for business. (How many tripods do you see in this shot?)

Now, let’s head up on the famous staircase. You won’t find a doorless, open design like this in a SoMA skyscraper owing to fire code regulations. The LandMark will make use of an emergency water curtain setup:

But look here, the old metal handrail assembly was just plopped onto the marble way back in 1932, can you see? No matter, a little rust never hurt no one. This building doesn’t deny its history, that’s for sure.

Now, let’s check out the rooms.

This is part of a one-bedroom that has about 1050(!) square feet. (This particular unit would be used as a three-bedroom in most any other part of the 415.)

And here’s your view. Can you see Mount Sutro? Yes, barely.

But hey, where would former San Francisco mayor Willie Brown hang his red socks to dry after handwashing if he were to live in this building – which is the nicest unit? How about this suite? The entrance is extra long, good for displaying your art, non?  

And here’s the kitchen, complete with island and hood for indoor BBQ.

One of these wings is not like the other/ One of these wings just doesn’t belong…

Right, it’s a three-story add-on! See it on the left? If this building is “anchor-shaped,” you’re looking from the ring down the shank and towards the left fluke. (This will all be clear the next time one of the satellites from Google’s fleet passes over to update the Google Maps.

And there’s a hot tub! It has benches in there so you can face those sitting in the deck chairs.
